Why get a home inspection before you buy in California

The general inspection is one of the most important steps in buying a house — and one of the most skipped by buyers trying to save money. Here is what it covers, what it leaves out and when a specialized inspection is worth it.

Why it matters in California

Most houses in California are built with wood framing. That brings specific termite and moisture risks that do not always show up on a quick walkthrough. An inspection is how you find out before the house is yours — not after you move in.

What the general inspection covers — and what it does not

The general inspection evaluates the house as a whole, but it has limits. It typically does not include the yard sprinkler system, for example. Before the inspection, sit down with your agent and the inspector to agree on exactly what will and will not be checked, so you know whether you need to hire a specialist separately for the roof, plumbing or termites.

Termites are the rule, not the exception

In coastal and more humid areas of California, finding termites during an inspection is very common — it is not a sign that the house is bad. What matters is telling an isolated infestation apart from a bigger structural problem.

A small cost next to the risk

Compared with the value of a home, the cost of an inspection is small — and it can prevent an expensive surprise after you move in. It is also the information you use to negotiate while you still can.

When to order a specialized inspection

  • An old roof, or one near the end of its service life.
  • Visible signs of termites or moisture.
  • An older house with no clear record of recent renovations.

This article is for general information. What a general inspection includes varies by inspector; confirm the scope before the visit.
